3 Lessons for 08108 Homeowners (From This Spring’s Real Sales)

From Collingswood twins to million-dollar Haddon Township homes, recent local sales show one thing clearly: Strategy is still the driving force behind quick sales and standout over-asking offers. Well-positioned homes are still attracting serious demand, whether we’re in a February snowstorm or the height of the spring surge.

Over the last six months, Pip Haxby-Thompson of The JFKLiving Team has brought a wide range of local homes to market, from mid-century ranchers to new construction. While each property was different, the results reveal a bigger story about what’s happening right now in 08108 — and three clear lessons for anyone thinking about selling.

Lesson 1: Buyer Demand Is Still Strong

Despite higher interest rates, despite endless national noise (“home values are falling,” cry the tabloids), motivated buyers are still active in 08108 when the right home hits the market.

Take 153 New Jersey Ave, a Collingswood twin that drew nine offers in its first weekend after Pip’s Coming Soon campaign generated 30K views. It sold for $56,000 above-asking and closed within five weeks.

On 105 Cooper St, a standout offer arrived almost immediately after launch: $25,000 over asking price, non-contingent, with most inspections waived, and even a two-week rent back to help the sellers transition smoothly. This listing also went viral online after Pip created a “Heated Rivalry”-themed listing video that was seen and shared thousands of times.

Then there was 407 Lincoln Ave, which generated 100 open house visitors and 60K online views. The winning offer came in $86,000 above-asking, waived inspections, offered a lightning-fast close, and even handled the Certificate of Occupancy for the sellers.

These recent sales prove buyers are still ready to act quickly and competitively when a home feels move-in ready, well-priced, and strategically positioned as something worth fighting for.

Lesson 2: Preparation Creates Premium Prices

A strategic model will always outperform accidental success. Consistent results come from The JFKLiving Team’s proven listing process: professional staging, intentional timing, and presentation designed to maximize first impressions. It’s no coincidence Pip was ranked 08108’s top real estate agent in 2025.

Take 206 Hampton Rd. Premium staging, a 7-day Coming Soon campaign, and targeted emails reaching more than 3,000 buyers searching in the Haddon Township area helped create four over-asking offers and a sale price of $815,000.

And at 423 Albany Ave, staging and premium positioning supported one of Haddon Township’s most ambitious price points. Multiple cinematic videos generated 60K views, while a Zillow Showcase Listing boosted the home’s visibility at the top of buyer searches. Every part of the campaign reinforced the same message: modern luxury.

Today’s buyers shop with emotion first. Great presentation builds confidence, and confidence leads to stronger offers; a win for JFKLiving’s sellers.

Lesson 3: Marketing Matters More Than Ever

Putting a home in the MLS is not a marketing plan; it’s actually just the starting line. Many of these recent listings were supported by cinematic video, targeted email campaigns to buyers searching in that area, neighborhood mailers & door hangers, social media reach, and enhanced online exposure.

Several homes generated 60K+ views before or during launch, helping create momentum before buyers even stepped inside. And that visibility matters because buyers compare homes online long before scheduling a showing. If a listing fails to stand out digitally, it can lose attention before it ever gets a chance in person.

That same momentum is already playing out on current listings. At the time of writing, 79 Utica Ave had generated 58K views, attracted more than 100 open house visitors, 22 private showings, and already received an offer. Meanwhile, 432 Addison Ave had reached 32K views while still only in its Coming Soon phase. Follow @jfkliving on Instagram to see what these homes actually close at.

The homes that perform best are marketed and positioned like premium products, not merely listed like inventory (and that’s the JFKLiving difference).

Your Next Steps

Our recent sales show us that the 08108 market remains highly competitive, but success is no longer automatic. Sellers who prepare properly, price intelligently, and market aggressively are still seeing exceptional outcomes.

Whether your home is a starter property or luxury listing, the strategy behind the sale often matters more than the square footage.

If you’re wondering what your home could command in today’s Haddon Township or Collingswood market, now is a smart time to start the conversation. Contact Pip at philip@jfkliving.com for a personalized strategy and pricing review.
