Welcome, Fishtown readers! I’m thrilled to introduce myself as your newest real-estate contributor in The Hook. As both a resident of Fishtown, and an active member of the Philadelphia community, I bring not only professional expertise—but personal experience—to our vibrant neighborhood narrative. Let’s dive into what makes Fishtown such a compelling place to call home from a real-estate perspective.

Who I Am — and Why Fishtown Matters to Me

I’m Derek Fulforth, a REALTOR® with years of experience helping clients across Philadelphia, but my heart (and home) is right here in Fishtown. I’ve navigated deals for everything from century-old brick rowhomes with original details to sleek, new builds just steps from Girard Avenue. My approach is rooted in understanding the whole story—both the market numbers and the community values that matter to longtime Residents.

Fishtown at a Glance: A Neighborhood Snapshot

If you’ve lived here long enough, you don’t need me to tell you where the borders are—or that this place has always been more than just a spot on a map. Fishtown has a rhythm all its own. You feel it on a Saturday morning walking to grab coffee or catching up with your neighbor on the stoop.

This has always been a neighborhood built on hard work and strong ties. Families who’ve been here for generations still pass down stories, houses, and traditions. In recent years, we’ve seen new faces and new businesses join the mix—some welcome, some met with skepticism—but the spirit of Fishtown, that pride in who we are, still runs deep. The challenge, and the opportunity, is finding ways for growth and tradition to live side by side—so that no matter how the skyline or the real estate listings change, the heart of Fishtown stays the same.

Market Momentum & Real-Estate Insights

The Fishtown market continues to attract attention. According to BRIGHT MLS, the median home price in Fishtown “Proper”  is around $427,000—down only about 1% from this time last year—while homes average about 20 days on the market. That’s competitive, but not at the frantic pace of some pandemic-era years.

What’s driving demand? Walkability, access to public transit, proximity to the river, and that rare blend of historic charm and modern convenience. Well-maintained older homes often sell just as fast as new construction—especially when they offer outdoor space or preserved original features.

That said, affordability remains a concern. Prices have risen steadily over the past decade, and first-time buyers may need to look creatively to find value. There are still opportunities in less-hyped pockets of the neighborhood for those willing to update a home while honoring its original bones.

Pro Tips for Buyers & Sellers in Fishtown

Buyers: Be prepared and decisive. Desirable listings—especially those around $400K or even $500k (for a renovated home)—still move quickly. Get to know the micro-markets within Fishtown; a home on a quieter block just a few streets from the main corridors can be a hidden gem.

Sellers: Lean into your home’s Fishtown story. Whether it’s a restored front stoop, original hardwoods, or a long history in the same family, those details resonate with both newcomers and longtime residents.

Everyone: Respect the neighborhood. Real estate here isn’t just about square footage—it’s about contributing to a community with deep roots.

Why This Matters to You

Fishtown’s evolution is ongoing, but its identity is anchored in the pride of its people. Whether you’ve been here for generations or just a few months, understanding the market—and the community—makes for smarter, more respectful real estate decisions. My commitment? To help you navigate the numbers without losing sight of what makes this place home. In the months ahead, I’ll share insights, spotlight unique properties, and keep you informed on trends shaping our neighborhood’s future.

Until next time—see you around the block.
